Basic Payment Scheme
The land is registered under the Basic Payment Scheme and the Entitlements will be included in the sale. The claim for 2017 has been made by the Sellers and the monies will be retained by the Seller. The successful Buyer will be required to pay for the completion of the RLE1 form which will be undertaken by NWA Professional for a fee of £120 plus VAT. The Buyer will be required to meet all the terms of the Basic Payment Scheme and Cross Compliance Regulations as they affect the land and to indemnify the Sellers for any breaches, following completion of the sale and up to 31st December 2017.
The property is freehold and vacant possession will be given on completion
Method and Order of Sale
The vendors reserve the right to alter the order of sale, amalgamate, withdraw or sub-divide any of the lots up to and including the time of the sale.
The Sellers have 46 Texel Cross Ewes and approximately 10 Texel Cross Gimmer Hoggs which are to be taken over at a valuation to include the heathing or hefting value, such valuation to be done as at completion day.
The Contracts and Conditions of Sale under which we are to offer the property for sale will NOT be read out on the auction day but will be available for inspection at the offices of the Auctioneers and Solicitors from 23rd October 2017. Any intending purchasers should take the opportunity to read these documents as the sale will be held subject to the same. Any purchaser will be deemed to have bought subject to the same whether, in fact, he/she has read them or not.
The land can be inspected at any reasonable time given possession of a set of these particulars.
