Lot 1—Land at Little Lindeth Wood (as edged red on the attached plan).The land extends to 9 acres of thereabouts including an area of mature broadleaf woodland and semi natural pastureland, all with good access with three gateways, one onto the C50214 and the remaining two onto the Bouth to Beech Bank unsurfaced track.
The semi natural grassland is sheltered by the surrounding woodland and includes rocky outcrops, good grazing land interspersed with a hard access track.
Set on the land are four timber loose boxes, 65’ x 15’7”, together with a separate timber store, 36’ x 25’. There are no services to these buildings.
Lot 2—The Old Smithy (as edged green on the attached plan)The Old Smithy is accessed from the road leading to Bouth. The building is single storey and of stone construction with a track leading from the road. To the North of the building is an area of land used previously for keeping chickens.
The building has the benefit of an electricity supply. There is no water to the property but we are informed that there is mains water nearby.
The property is freehold and vacant possession will be given on completion.
The Contract and Conditions of Sale under which we are to offer the property for sale will NOT be read out on the auction day but will be available for inspection at the offices of the Auctioneers and Solicitors from Monday, 8th July, 2019. Any intending purchasers should take the opportunity to read these documents as the sale will be held subject to the same. Any purchaser will be deemed to have bought subject to the same whether, in fact, he/she has read them or not.
