The land is situated on Station Lane, Burton in Kendal, adjacent on one side to the Glaneils Boarding Kennels and the Lancaster Canal.
From the Rural Auction Centre, travel South on the A6020 for about 4 miles and turn right onto Neddy Hill, which leads into Station Lane. After crossing ovr the M6, the land will be found on the left hand side, each Lot having one of our For Sale boards.
The land extend to 3.84 acres/1.56 hectares or thereabouts of sound meadow land.

BASIC PAYMENT SCHEME
The land has the benefit of Entitlements under the Basic Payment Scheme. Please note, however, that, in order to have these transferred, the Buyer must have Entitlements over at least 5 hectares.
The Entitlements are therefore not included in the sale but, if the Buyer qualifies to have them transferred, they can be bought at market value.
The transfer, if any, will be carried out by NWA Professional & Property for a fee of £75.00 plus VAT.
The claim for 2021 has been made by the current occupier and will be retained in full by him.
Lot 1 has been put into the South Lakeland District Council ‘Call for Sites’, for housing development. See attached Site Information and, for more information, see the link below.

The sale of this Lot will be subject to an overage clause, details of which will be in the Contract.
The land is freehold and will be offered for sale with vacant possession on completion, which will be on 25th November, 2021.
The Contract and Conditions of Sale under which we are to offer the property for sale will NOT be read out on the auction day but will be available for inspection at the offices of the Auctioneers and Solicitors from 18th October, 2021. Any intending purchasers should take the opportunity to read these documents as the sale will be held subject to the same. Any purchaser will be deemed to have bought subject to the same whether, in fact, he/she has read them or not.

Due to new legislation brought into effect on 26th June 2017, we are obliged to undertake a check on any person intending to bid and prospective purchasers prior to any bid being accepted. Any prospective purchaser should therefore provide us with photographic identification (passport or driving license) and proof of address (utility or Council Tax bill) at our office before the sale or to the auctioneer prior to the sale commencing.
The land can be viewed at any reasonable time given possession of a set of the particulars and plans.
