SITUATION AND DESCRIPTION
The land is situated on Fairthorns Road, New Hutton and is currently part of Hall Bank Farm. The Allotment extends to 90.56 acres/36.65 hectares of sound Allotment land, which is suitable for a variety of purposes including agriculture and forestry.
The land has roadside access off Fairthorns Road and there is a former telecommunications mast compound in close proximity to the entrance gate, which would make an ideal collecting pen. The mast has been removed.
The former lease for this area has been surrendered and the land has the benefit of natural water supplies and the boundaries are in good stockproof condition.
From the Mart at Junction 36, take the M6 to Junction 37, the Sedbergh junction, and turn right onto the A684. Follow this road for about half a mile and turn right onto the Old Scotch Road, signposted New Hutton. Almost immediately, turn right onto Fairthorns Road (currently there are signs saying the road is closed, due to United Utilities carrying out works, but this sign can be ignored). Follow Fairthorns Road for about 1.2 miles and an NWA ‘For Sale’ sign will be seen near the access gate, on the right hand side.
BASIC PAYMENT SCHEME
The Entitlements are held by the current tenant of the land (see the paragraph ‘Tenure’ below). The Entitlements will be transferred without charge for them to the purchaser of the land, if they require them. The transfer will be carried out by NWA Professional & Property for a fee of £125 plus VAT. A claim has been made for 2020 and the payment will be shared between the current owner of the Entitlements and the purchaser, on a time apportioned basis.
The property is freehold and is currently held as part of a tenancy granted by the Owners to Mr. R. Ewan under the terms of the Agricultural Holdings Act 1986. The tenancy, as regards the Allotment, will be surrendered and vacant possession will be given to the successful purchaser on completion. The surrender will be on the basis that no claims are to be made by either the Landlord or the Tenant.
There are no Environmental Schemes on the land.
The land can be viewed unaccompanied given possession of a set of the particulars and plan.

The tender for the land must be received by the Agents by no later than 3.00 p.m. on Thursday, 23rd July, 2020, using the attached tender form and envelope. All tenders will be opened at the same time shortly after 3.00 p.m. on the 23rd July in the presence of the Owners.
